The following are Rental Policy, Cancellation Policy, and Terms & Conditions for Red Property Management. Please read carefully.
Smoking is not permitted in any of our rental units
Check in: Summer Office hours: 8:00 a.m. – 4:00 p.m., Monday to Friday, April 7 to December 2. Winter Office Hours: 8:30 a.m. – 9:00 p.m. Monday through Sunday, December 2 to April 6. If you are arriving after the office has closed for the day, arrangements will be made to facilitate your check-in. On occasion, early check-ins can be arranged but we cannot guarantee check in prior to 4 p.m. if the unit was occupied the prior evening.
Check Out: 11:00 a.m. sharp in order we can prepare the unit for the next occupant. Your cooperation by vacating your condo no later than 11 a.m. is appreciated. Late checkouts must be prearranged and cannot be guaranteed.
No Pet Policy: For allergy and health reasons pets are not allowed in the majority of our condos, however we do have some pet friendly units available with prior notice and consent from the owner, plus an additional charge of $35. for the stay. Allowed pets must be well behaved and are not to be left alone in the condo at any time.
Should pets be witnessed or detected in any of our NO PET units during or following the course of your stay, you will be subject to an additional charge up to $1,000. for cleaning of the total unit including, if necessary, steam cleaning all carpets and/or upholstery, and washing walls, woodwork and windows.
Hot Tubs: Use of any hot tub is at the discretion of each user (user's risk) and we require that children be accompanied at all times by an adult over 18 years old.
Housekeeping: Your rental unit has been thoroughly cleaned and supplied with fresh linens, towels, bath mats, face cloths and kitchen towels, etc. All of our accommodations come with two (2) towels per person, and every unit is supplied with washers and dryers, as well as laundry detergent. There is no daily linen/housekeeping service, except by prior arrangement at an additional daily fee of $35. plus 5% GST. Daily maid service includes beds made, bathrooms cleaned and fresh towels laid out, light dusting and vacuuming, and kitchen cleaned. Daily maid service or additional housekeeping services are subject to housekeeping staff availability in all seasons. During stays longer than 7 nights, all beds will be made up with fresh linens upon request.
Supplies: Your accommodation comes absolutely complete with fully equipped kitchens. Complimentary tea and coffee is supplied for the first day of your stay. Pillows and bedding for futons and sofa beds are stocked in units where required. Airbeds and bedding are available upon request as are cribs and infant bedding. You will be required to supply food and beverages, and bathroom toiletries. Most of our condos are equipped with DVD and CD players, and you are invited to bring your own CDs and DVDs for entertainment during your stay. Telephones are for local calls only: calling cards or credit cards will be required for long distance calls.
Shopping: There is one main supermarket, a government liquor store and a cold beer & wine store in Rossland. There are no stores on the hill, so you may want to think about shopping for supplies before arriving at your condo. Ferraro Foods in Rossland will provide grocery shopping and delivery service to our guests at a minimal delivery charge. Please contact the reservation office for Ferraro shopping list.
Clothing: Outdoor: Red Mountain Resort has a relatively temperate climate in winter, with the temperature hovering around 0 C/ 32 F. Layers of clothing are the way to go. Thermal underwear, fleece lining and gortex covering works well. Goggles are a must. Several pairs of thermal socks, a good helmet or hat and fleece/gortex gloves are advisable. A good pair of warm walking boots is a must.

Thermal underwear, fleece lining and gortex coverings work well. Goggles are a must. Several pairs of thermal socks, a good helmet or hat and fleece/gortex gloves are advisable. A good pair of warm walking boots is a must.
Indoor Clothing: : Cozy and casual fits the routine at Red Mountain Resort. Function and comfort is the way to go.
Toiletries: : While we have lots of snow in winter, the humidity is low and the air is extremely dry. Be sure to include hair conditioner, face cream (with sunscreen please) and plenty of hand and body lotion and lip balm.
Occupancy Maximums: All units in our rental program have maximum occupancy limits and any violation of these limits may result in eviction of the entire party.
Renters Responsibilities: Renters are expected to take care of and respect the accommodations being rented from Red Property Management Ltd. When not in use, all ski and board equipment is required to be stored in your vehicle or the storage locker or closet designated for your unit. Guests are asked to refrain from wearing outdoor footwear (ski boots, etc) inside, particularly in complexes with common hallways and stairs. Red Property Management Ltd caters to family and mature adult groups. Undue noise, unruly behaviour or damage to a unit will result in immediate eviction of the entire party, and all prepaid rents, deposits and purchases shall be non-refundable. Renters agree to report any damage they find or cause immediately to the onsite manager.
